Space Coast (Brevard County)
Our home office is in Melbourne, and Brevard is the one county where you can sit down with us in person, by appointment. We work throughout the Space Coast: Melbourne, Palm Bay, Viera, Rockledge, Titusville, Cocoa, Merritt Island, Satellite Beach and Indialantic. Patrick Space Force Base and Cape Canaveral Space Force Station are both here, so VA entitlement comes up often.
Greater Orlando & Central Florida
Orange, Seminole, Osceola, Volusia and Lake counties — Orlando, Kissimmee, Sanford, Deltona and Daytona Beach. A straightforward drive from the office, though most of this work is done by phone and secure upload.
Tampa Bay & the Gulf Coast
Hillsborough, Pinellas, Pasco, Polk, Manatee and Sarasota counties — Tampa, St. Petersburg, Clearwater, Lakeland, Bradenton and Sarasota. Coastal purchases here are often condos, and a condo file has a second half: the association’s budget, reserves and insurance get reviewed alongside the borrower.

Northeast Florida
Duval, St. Johns, Clay, Alachua and Leon counties — Jacksonville, St. Augustine, Gainesville and Tallahassee. Handled remotely, start to closing.

Lee, Collier and Charlotte counties — Fort Myers, Cape Coral, Naples and Punta Gorda. As on the rest of the Gulf coast, condo and insurance questions tend to shape the file more than anything else.

Palm Beach, Broward, Miami-Dade, Martin, St. Lucie and Indian River counties — West Palm Beach, Fort Lauderdale, Miami, Port St. Lucie and Vero Beach. A large share of this is condo and investment property work.
Northwest Florida & the Panhandle
Escambia, Santa Rosa, Okaloosa and Bay counties — Pensacola, Fort Walton Beach, Destin and Panama City. The far end of the state from us, and no harder to do: everything runs by phone, email and secure upload.

Common questions about where we work
Do you work outside Brevard County?
Yes. Homesite Mortgage is licensed throughout the state of Florida, and we take files anywhere in it. Brevard is simply where the office is and where we know the appraisers, insurers and closing agents by name.
Do I have to come to your office?
No. Brevard County is the only place we offer in-person meetings, by appointment, and even there most people never come in. Everywhere else in Florida the whole file runs by phone, email and secure upload, from the first conversation to closing.
Are you licensed outside Florida?
No. Florida only. If you are buying in another state we cannot take the file, but tell us anyway and we will point you somewhere sensible. Our licensing is verifiable at nmlsconsumeraccess.org under entity 353790.
My county is not listed above. Do you still serve it?
